We charge a flat fee of 22% of the nightly rate.

Yes, we handle everything (listing, bookings, guest communications, cleanings, repairs) and would be considered full-service.

For small fixes that we can do ourselves, there will be no charge. For any repairs requiring a handyman, the cost will be passed on to the homeowner (we discuss this with all homeowners before having any work done).

We realize a lot of property management companies require their clients to have a deep clean performed once or twice a year. These can cost the owners over a thousand dollars a year, and time that your unit can't be used or rented. Lucky for you, we do not require this! Your place will be thoroughly cleaned after each guest checks out. If you prefer to do deep cleans, that is also fine.

We'll send your payouts directly to your bank account monthly, along with a summary of that month's rental activity!

Being a small, new company, we currently exclusively list properties on Airbnb, although this could change in the future. If you've rented before you've probably seen that 95% or more of bookings come from Airbnb. This allows us to provide the best possible service to the homeowner and the guests.

Of course, it's your place! Just let us know what dates you want blocked for yourself and we'll block them on your calendar! Or if you see your unit is unbooked last minute and you want to use it, go for it! But be sure to let us know so we can block the calendar and schedule a cleaning if necessary.

We partner with cleaners who provide all linens and supplies (sheets, towels, soaps, garbage bags, toilet paper, etc...). However, if you currently provide your own supplies to guests and want to continue to do so, we can work with that.

We live in Denver full time, but we spend a lot of time at our place in Silverthorne. We are in the area every couple weeks. We also have cleaning partners and handymen who live here and are boots on the ground when we are not.

We use a combination of factoring in time of year, weeknight vs weekend, holidays, what comparable units are charging, along with a few other factors to set your price. If you want to be involved in setting the price for your place, that's fine too!

A designated Responsible Agent is someone who must be available within 60 minutes to respond to any issues or complaints. We act as the Responsible Agent on behalf of all our homeowners.

Outside of the management fee and possible repair costs, there are no other fees to homeowners! We will cover the cleaning fees, online listing fees, and anything else.

No contract! If you want to change companies, you're free to do so once the last guest booked through us has checked out. We just have an agreement for you to sign allowing us to manage and access your property. But we doubt you'll ever want to switch!

Yes, we have commercial business liability insurance. We also request that all homeowners have a homeowners insurance policy that covers renters (such as a rental endorsement).

None! We will manage all aspects of your short-term rental property, so you don’t have to do anything if you don’t want. We do ask that you keep us updated on any HOA correspondences (clubhouse closures, scheduled maintenance, etc.), when you plan to use your property, and things of that nature.
